How deck pricing is calculated

Step 1: Measure the deck area. Multiply the length by the width of the finished deck surface in feet. For an L-shaped or irregular deck, break it into rectangles and add the areas together.

Step 2: Choose a material. Pressure-treated pine is the most affordable option and the industry standard for framing regardless of the decking surface. Cedar is naturally rot-resistant and mid-range in price. Composite decking (brands like Trex, TimberTech, and Fiberon) costs more upfront but requires little maintenance and typically carries a 25–30 year warranty.

Step 3: Account for complexity. Ground-level decks are simpler and cheaper to build than elevated decks, which require taller posts, additional bracing, and more extensive footings. Stairs, built-in seating, and multiple levels add cost. A basic single-level deck costs less per square foot than one with custom railings, lighting, and a pergola.

Step 4: Add the permit and inspection cost. Most jurisdictions require a building permit for attached or elevated decks. Permit fees typically run $150–$500 depending on your municipality. Factor this into your budget — the permit is the homeowner’s legal protection and the contractor should pull it before breaking ground.

  • Do I need a permit for a deck?
